Re-gear + Fit Out Major London HQ

An interesting one this one, a major PLC client in a highly prestigious central London building.

They occupied 2 areas in  the building and wanted to expand and improve how the space worked as well as  trying to secure adjacency rather than having odd un-connected areas around the building. The project evolved therefore into a acquisition plus surrender, as well as the refurbishment and connection of two floors internally with a glass stair-case plus the use of other parts of our space as ‘swing space’ to facilitate the movement of people whilst the moves and changes were underway.

I negotiated with the landlord the surrender of the 5th floor office, which included the agreement and settlement of a dilapidations claim, the re-gearing of the 3rd floor lease and the acquisition of a new lease of the 4th floor, together with the ‘in principle’ agreement to allow the internal staircase to be installed.


The team then proceeded to deliver the following:-

  • Provision of cost plan and budget
  • Co-ordinating design team and producing a total refit including data, comms, air  conditioning, workstations / furniture and break out areas etc etc.
  • Moving all staff as necessary to accommodate phased fit out
  • Securing landlord’s licence for works
  • Project Managing the works
  • Cost control and payment certificates
  • Client/contractor liaison
  • Liaison with Building Management team in respect of working times for
    • Access for works
    • Noisy Works time 
    • Debris removal
    • Deliveries
  • Method Statements and Risk Assessments
  • CDM compliance
  • Building Regulation compliance
  • Managing and co-ordinating the structural engineer re the linking of floors as well as ensuring that the break out works were done quietly (specialist contractor used)
  • Delivering the finished product on time and just below budget!
